Rules for the Krati 1 & 3 premises

  1. Registration (checking in and out)

1.1. Guests staying in the Building are registered online by the Accommodation Provider (via an online booking system and e-mail).

1.2. Access to the Building is with a keycode issued by the Accommodation Provider.

1.3. Unless otherwise specified by the Accommodation Provider, a Guest’s access code is activated at 14:00 on the day they move in and deactivated at 12:00 on the day they move out.

1.4. The access code issued to the Guest is private and must not be shared with third parties, with the exception of anyone listed in the booking as staying with the Guest or for whom the Guest makes the booking.

1.5. The access code is issued once the Guest has paid the required deposit.

1.6. The Accommodation Provider has the right to unilaterally withdraw access and terminate the provision of the service if the Guest breaks these rules and/or fails to pay the deposit.

 

  1. On the Premises

2.1. The Common Areas on the Premises (i.e. the stairwell, corridors, lounge, bathroom and courtyard) are under video surveillance.

2.2. The Accommodation Provider is in no way liable for items held in the Living Space and Building by the Guest for the duration of their contract.

2.3. The Accommodation Provider is in no way liable for items left in the Living Space and Building by the Guest upon the expiry or termination of their contract.

2.4. Guests should avoid making excess noise on the Premises between 22:00 and 7:00.

2.5. Guests should behave on the Premises in line with the norms of good conduct.

2.6. Guests should treat the Premises as a whole with care and respect.

2.7. Evacuation plans can be found on the doors in the Living Spaces and in a visible location in the Common Areas.

2.8. Guests are obliged to use the Living Spaces, Building and Common Areas (including the laundry, other rooms and spaces and courtyard) for the purposes intended and to keep them clean and tidy.

2.9. Users of Living Spaces are obliged to clean the Living Spaces provided for their use themselves during their stay, including disposing of rubbish in the appropriate containers in the courtyard. The bins outside the Building are for litter only: household waste must be disposed of in the containers provided.

2.10. Guests are obliged to use electricity and water sensibly and sparingly, switching off all lights when leaving the room.

2.11. Guests are obliged to immediately inform the representative or management company of the Accommodation Provider if anything is not working or if there is a risk of accident whilst doing whatever they can themselves to resolve the issue or minimise potential damage.

2.12. Guests are obliged to follow fire safety rules when using electrical and other equipment.

2.13. Where required, guests are obliged to allow authorised individuals to check the technical and sanitary status of the rooms they are using and to carry out warranty and other repairs and regular maintenance of the apartment’s technical systems.

2.14. Guests are obliged to comply with the maintenance regulations established by the local government (Rae municipality) and with these Rules.

2.15. Guests are obliged to comply with public order and other regulations set out in the legislation of the Republic of Estonia.

2.16. Guests are liable for the actions and behaviour of their visitors in the Building and on the Premises and are obliged to ensure that visitors are aware of and comply with these Rules, do not disturb others, do no damage to state or other people’s property and do not break any laws.

2.17. A clearly marked area is provided for smoking on the Premises.

2.18. The kitchenettes in the apartments are designed for simple food preparation that produces no smoke or excessive steam (which would set off the fire alarm). The rangehood in the kitchenette has a charcoal filter but is not connected to the outside air – it is designed to remove less pungent odours, not for extracting carbon monoxide particles or neutralising stronger cooking smells.

 

  1. It is forbidden in the Building and on the Premises to:

3.1. swap Living Spaces with another Guest without informing the Accommodation Provider;

3.2. smoke in the Building or Living Spaces. Should this rule be broken, the Accommodation Provider has the right to charge the call-out fee for the emergency service workers responding to the fire alarm to the Guest and to claim the cost of any cleaning or restoration of surfaces in the Living Space and Common areas to the Guest if damaged (i.e. requiring the removal of unpleasant smells or stains);

3.3. possess narcotics, use electronic cigarettes or hookahs, consume alcohol or be in a state of alcoholic or narcotic intoxication;

3.4. use any open flame (including candles);

3.5. arrange gatherings in the covered area designed for everyone’s use in the courtyard that disturb other residents and impede their safe use of the courtyard;

3.6. install electrical appliances and wiring without informing the Accommodation Provider or use electrical appliances that are not technically sound, with the exception of appliances on general sale in stores, such as toasters and sandwich makers;

3.7. tape or affix pictures and other items to the walls in any way that will leave a mark and/or damage the paintwork;

3.8. listen to music or play musical instruments at a volume that disturbs other residents;

3.9. throw items and liquids out of the window;

3.10. place items (including foodstuffs, plates and the like) on windowsills or outside the window;

3.11. cause a public-order disturbance of any kind, including shouting, fighting and using inappropriate language;

3.12. remove, damage or manipulate the fire alarm systems in the Living Spaces and Building. These systems must be handled solely by specialists authorised by the Accommodation Provider to do so;

3.13. reset the fire alarm system without being asked to do so by security or the Building’s administrator; and

3.14. use the Building’s power supply to operate faulty equipment.

3.15. use the Building’s power supply to charge electrical vehicles.

 

  1. Services offered in Building and their use

​​4.1. The laundry on the Premises has a washing machine and dryer that anyone can use to wash dirty clothes. Access to the laundry is with the keycode issued by the Accommodation Provider.

4.2. Use of car park

4.2.1. The parking spaces on the Premises are for the use of Lessees in accordance with valid parking arrangements.

4.2.2. The car park is for the use of Guests only.

4.2.3. Use of the car park is free of charge until 15 April 2021. The Accommodation Provider may amend the regulations on parking fees and the use of the car park.

4.2.4. The car park is unattended. The Accommodation Provider is not liable for vehicles left in the car park.

4.2.5. Guests have the right to use the bicycle parking area.

4.2.6. The Accommodation Provider and the operator of the car park have the right to remove any vehicle parked on the Premises without permission. The cost of doing so shall be charged to the owner of the vehicle.

 

  1. What to do if a fire breaks out

5.1. As the owner of the company/a member of the management board/the representative of the lessee, you are obliged to instruct company employees who use the Krati 3/2 building on what to do if a fire alarm goes off or a fire breaks out.

5.2. UPON HEARING A FIRE ALARM, IMMEDIATELY VACATE THE APARTMENT AND HEAD FOR THE BUILDING’S EXIT.

5.3. IF YOU SEE OR SMELL SMOKE OR DISCOVER A FIRE, IMMEDIATELY CALL THE EMERGENCY SERVICES ON 112 AND HEAD FOR THE NEAREST EXIT. (EVACUATION PLANS ARE POSTED ON THE INSIDE OF APARTMENT DOORS.) COMMON AREAS ARE EQUIPPED WITH FIRE EXTINGUISHERS.

5.4. A SECURITY PATROL WILL RESPOND TO THE FIRE ALARM AND ARRIVE ON THE SCENE TO DETERMINE THE CAUSE OF THE ALARM. DEPENDING ON THE SITUATION, THE PATROL WILL EITHER RESET THE ALARM OR, IN THE EVENT OF A FIRE, INFORM THE EMERGENCY SERVICES.

5.5. IN THE EVENT OF A FIRE (IF SMOKE OR OPEN FLAMES CAN BE SEEN), TAKE THE NEAREST EXIT AND HEAD FOR THE MUSTER POINT INDICATED IN THE INSTRUCTIONS. IF REQUIRED, PROVIDE ADDITIONAL INFORMATION TO THE EMERGENCY SERVICE WORKERS RESPONDING TO THE EVENT.

5.6. YOU MAY ONLY RETURN TO YOUR APARTMENT WHEN INSTRUCTED OR PERMITTED TO DO SO BY THE SECURITY TEAM OR EMERGENCY SERVICE WORKERS.

 

IN THE BUILDING, IT IS PROHIBITED –

*TO SMOKE IN COMMON ROOMS, DWELLINGS

*TO REMOVE ATS SENSORS IN THE APARTMENT/COMMON AREAS

*TO RESTORE THE ATS ALARM CENTER SYSTEM INDEPENDENTLY WITHOUT AN ORDER FROM THE SECURITY CREW OR THE BUILDING MANAGER.

*TO USE FAULTED EQUIPMENT IN THE BUILDING POWER SUPPLY

*TO MAKE OPEN FIRE IN THE BUILDING OR IN ITS VICINITY

*TO STAY IN THE BUILDING OR ITS TERRITORY INTOXICATED!
